Your Buying & Selling Questions Answered

Listed below are a few of the most commonly asked questions we received from our Clients. If your question isn’t answered below then please feel free to call us or use our contact form.

  • What is a chain?

    A series of people all involved in the same linked transaction.

  • Is there a limit to how long a chain can be?

    No – it could be a simple two party chain or many many more. The longer the chain, the more likelihood of potential for delay or problems in view of the other parties involved. Each party will need funding, search results, survey not forgetting the legalities too.

  • Can I break the chain?

    Of course. But you need to consider whether you’re prepared to move out of your own home and live somewhere temporarily, then gamble that your Seller ( from whom you are buying ), will actually complete their sale to you. You also need to bear in mind the additional higher rate Stamp Duty which will be payable if you complete on a purchase before selling your main residence.

  • Do I have to exchange on my sale and purchase simultaneously?

    Yes, unless you are able to buy on, without selling your own. Equally, see previous reply, in terms of the risks involved in selling but not buying.

  • What time do we have to be out of our house by and when do we get the keys to our new house?

    If all goes to plan, we aim to have the monies moved onto your Sellers by late morning. But, we are somewhat reliant on co-operation from Lawyers acting for your Buyers and your Sellers. Ultimately, we cannot send funds on, until we have received them on your sale. So if they are slow at providing them to us, it will have a knock on effect. Your sale and purchase contracts will usually have a time of between 1-2pm stated. This is the time by which we would usually hope to have completed your sale and purchase by and the time by which you and your Sellers should have vacated the properties and handed the keys over.
